Cornwall land and property sell at Clive Emson auction
Residential properties with potential in the Penzance area of Cornwall, sold at prices well above their freehold guides.
They were among 177 lots in the first sale of 2025 by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
A semi-detached two-bedroom house in Mounts Bay Road, Penzance, fetched £180,000 against its freehold guide of £160,000 plus.
Auctioneer David Henwood said: “The new owner has acquired a well-proportioned accommodation over two floors.
“After a comprehensive programme of improvement works, it will be suitable for owner-occupation, resale or letting.”
The house was auctioned in arrangement with MAP Estate Agents.

In Newlyn, a character cottage with two bedrooms in The Fradgan sold for £154,000.
It was auctioned in arrangement with Stacey Mann Estate Agents and had a freehold guide of £150,000.
Higher Carvossa Bungalow, at Blowing House Hill, Ludgvan, was sold for £239,000.
There was strong bidding for the detached two-bedroom property, which had a freehold guide of £140,000 plus.

Former public conveniences in Penryn town centre have sold at the same auction for £28,000.
Cornwall Council instructed the sale of Permarin Toilets, in Lower Market Street, with a freehold guide price of £10,000 to £15,000.
Auctioneer David Henwood said: “These public conveniences proved in demand at auction.
“Their location, often in town centres or in tourist areas, usually prove popular, as in this case where the sale price exceeded the guide quite comfortably.”

In Brook Place, a three-bedroom terraced house sold for £172,000 – nearly £100,00 above its freehold guide of £75,000 plus. It has off-road parking and gardens.
Also in Brook Place, a semi-detached bungalow with one bedroom sold for £91,000 – more than three times its freehold guide of £25,000 plus.
Another semi-detached bungalow in Brook Place with one bedroom sold for £72,000 – three times its freehold guide of £25,000 plus.
A terraced two-bedroom house in The Praze sold for twice its freehold guide when the gavel fell at £100,000.

Lots sell in Truro
A variety of properties in Truro also attracted strong bidding.
A leasehold flat in Goodern Drive went for £130,000. The two-bedroom second-floor apartment was sold with a new 999-year lease.
With a guide of £100,000 plus, the flat was auctioned in arrangement with MAP Estate Agents.
An end-terrace house with two bedrooms and a garage in Harcourt Close sold for £115,000 against its freehold guide of £70,000 to £80,000.
A fire-damaged property in Trevose Road sold for £52,000 against a freehold guide of £20,000 to £30,000. It was formerly arranged as two flats in a semi-detached building.
It has suffered significant damage and any future use of the building by the new owner will be subject to all necessary consents being obtainable.
Also in Trevose Road, a semi-detached property arranged as two flats sold for £133,000. It was listed with a freehold guide of £80,000 plus.
Auctioneer David Henwood said: “Buyers continue to recognise the potential to realise value through flats and properties requiring varying levels of renovation or refurbishment.
“The market remains strong as the sale of properties of tis kind demonstrated in our first auction of the year. “
Land with planning permission for demolition and reconstruction of a fire-damaged mid-terrace house in St Thomas Road, Newquay, sold at a freehold price of 75,000.
