Strong Demand for Cornwall Property at Auction

Property buyers showed no shortage of enthusiasm at Clive Emson Auctioneers' June auction, with a number of Cornwall lots attracting competitive bidding and successful sales. From family homes and character cottages to development land and mixed-use investment opportunities, demand remained strong across a wide range of property types. One of the standout results saw a Launceston house sell for more than double its guide price after attracting dozens of bids, while several other lots exceeded expectations as buyers continued to recognise the opportunities available through auction. Bids pour in for house

An end-terrace house in Launceston sold for more than double its freehold guide price at auction. 

The property at 19 Prince Charles Close was among 150 lots listed in England by Clive Emson Auctioneers, with the June online auction concluding on 17 June.

It went for £87,000 - more than double its freehold guide of £40,000 plus - after 52 separate bids.

As well as four bedrooms, it also has front and back gardens.

Town centre property goes

A substantial mixed-use property in St Austell with two shops and three flats located at 8 High Cross Street, also featured in the auction.

With a freehold guide price of £170,000 plus, it sold after the auction had finished when an offer was made and accepted.

Auction Appraiser James Lofthouse said: “On occasion, offers are made after an auction has finished, which the vendor then decides whether to accept or not.

“In this case, the new owner has acquired a substantial end-terrace freehold building in the heart of St Austell.

“It has three flats, all of which are currently let, and two commercial units, one vacant and one let.

“They may wish to consider converting the vacant ground floor commercial unit into a studio apartment, subject to all necessary consents being obtainable.”

Residential development land snapped up

Land with planning permission for nine holiday cottages on the edge of Bodmin moor has sold at auction for £110,000.

The 0.13 hectares (0.32 acres) parcel is at Tredethy Mews, Tredethy, within the hamlet of Hellandbridge. 

Auction Appraiser James Lofthouse said: “This land came to auction with the benefit of planning permission for nine eco-friendly stone-built holiday cottages.

“The new owner now has the option to build out the planning consent although they may have other schemes in mind, subject to the necessary consents.”

Full house at auction

Cottages in the Penzance area were in demand at the auction.

In St Just, a two-bedroom terraced cottage at 4 Pleasant Terrace sold for £105,000. It was listed with a freehold guide of £90,000 plus.

Senior Auction Appraiser Katie Semmens said: “This property sold for £15,000 above its freehold guide. It will make a lovely home for the new owner or for letting on the rental market after some improvement works.”

Andrew Exelby Estate Agents was joint agent.

In St Levan, Hailglower sold for £200,000. It was listed with a freehold guide of £185,000 plus.

A semi-detached cottage, it benefits from Planning in Principle for a single dwelling within its grounds.

Katie said: “Hailglower proved to be in demand at auction.

“The new owner may see the benefit of pursuing the residential development opportunity within these grounds, subject to the necessary consents.”

Lillicrap Chilcott was joint agent.

Rose Cottage in Germoe Lane, Germoe, sold for £245,000. A detached two-bedroom property, it was listed with a freehold guide of £225,000 plus.

It was auctioned in arrangement with PRH Estate & Letting Agents.

 

The next online auction, the fifth of eight this year, concludes on 23 July, with bidding live from 48 hours beforehand. Lot entries close on 29 June, with the catalogue online from 2 July.
