We can't believe that final auctions of the year are here already!  Clive Emson Auctioneers have had super results so far, including selling many of our own property leads - a farmhouse with 86 acres of land, to name but a few!

They are now sharing their Cornwall propety highlights for auction next month.  Let's get started!

Fourteen lock-up garages and their forecourt in Penryn are heading to auction with a freehold guide price of  £35,000 plus.

They are among 161 lots listed in the December auction being held by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.

Cornwall Council has instructed the sale of the garages.

Auction Appraiser James Lofthouse said: “Lock-up garages regularly appear at auction and prove popular.

“The garages in Penryn are considered suitable for continued use in their current guise following refurbishment, although some may wish to explore potential re-development, subject to all the necessary consents.”

One of the garages is let at a rent of £46.56 per month under an agreement which can be terminated by either the landlord or the tenant by giving no less than two weeks’ notice.

Land at Kernick Business Park, Parkengue, has a freehold guide of £500 plus. The parcel - measuring about 0.04 hectares (0.1 acres) - is also being sold by Cornwall Council.

Homes in Camborne

Flats and a coach house in Camborne are set to spark interest when they go under the hammer.

In Roskear Road, a house divided into two flats has a freehold guide price of £185,000 plus.

Senior Auction Appraiser Katie Semmens said: “This is a superb opportunity to acquire an attractive substantial house which has been informally split into two self-contained flats.

“The property requires updating throughout and sits on generous sized grounds where some may see potential for development, subject to the necessary consents.”

There are two bedrooms in the ground floor flat and three in the first floor apartment plus an attic room.

In Jasmine Place, a two-bedroom coach house has a freehold guide of £120,000 plus.

Katie said: “This is an opportunity to acquire a modern, detached coach house with car port below, which offers spacious and well-presented accommodation.

Lots in Hayle

A former office building with residential planning permission in St Erth offers potential at auction.

The Vestry Rooms in Fore Street is a detached two-storey property with open plan space, a kitchenette and WC.

Auction Appraiser James Lofthouse said: “The Vestry comes to auction with the benefit of planning permission and associated Listed Building consent for change of use from a community office building to a dwelling house and alterations.

“It offers potential as a family home, for lettings or conversion and resale back on the market. Alternatively, it offers continued office use, or some potential bidders may have other schemes in mind subject to the necessary consents.”

The Vestry is being auctioned jointly with Andrew Exelby Estate Agents.

Four parcels of land are also going under the hammer at the December auction.

Two of the parcels are alongside Hayle Terrace in Hayle and have a freehold guide of £5,000 plus.

They form part of Hayle Estuary and a grass verge, extending to about 1.57 hectares (3.88 acres) combined.

Land and roadway next to Glebe Row in Phillack have a freehold guide of £10,000 plus. A long rectangular strip, it measures about 0.99 hectares (2.46 acres).

A section of woodland next to Parc An Dix Lane, Phillack has a freehold guide of £5,000 plus.

It measures 0.71 hectares (1.75 acres) and is on the fringes of a residential area.

Conversion opportunity

A commercial property in Liskeard town centre with planning permission for residential conversion is going under the hammer.

The terraced property in the pedestrianised section of Fore Street has a freehold guide price of £60,000 plus.

It has planning permission for conversion of part of the ground floor and the upper floors into a five-bedroom House in Multiple Occupation (HMO), whilst retaining retail space on the ground floor.

Auction Appraiser James Lofthouse said: “This substantial property is well located in Liskeard town centre close.

“With the benefit of planning consent, it offers an attractive opportunity for residential conversion along with a retail unit to maximise rental potential.”

A square shaped parcel of land in a residential area at Dobwalls, near Liskeard, has a freehold guide of £500 to £1,000.

Located at Pendray Gardens, the land measures about 0.05 hectares (0.13 acres).

Cornwall Council has instructed the sale of the land.

Life’s a beach

Three acres of land and a beach with ‘breathtaking views’ near St Ives has become available at auction.

The site off Porthkidney Beach, at Lelant, has a freehold guide price of £15,000 plus.

Senior Auction Appraiser Katie Semmens said: “This is an exciting opportunity to acquire your own section of Cornish beach and cliff land.

“It is situated in a truly idyllic setting just above Porthkidney Beach with breathtaking views over the beach itself and over to Hayle beach and Towans.”

The land measures about 1.16 hectares (2.88 acres).

Another plot of waterfront land is also going under the auctioneer’s gavel. The parcel of land at Lighthouse Hill in Portreath has a freehold guide of £50,000 to £75,000.

It is close to Portreath beach and was formerly used as a car park. It measures about 2.38 hectares (5.89 acres).

A detached chalet style bungalow in Mullion has a freehold guide of £160,000 plus.

The Nook at Eglos Parc has two bedrooms, a drive with ample parking and gardens.

Katie said: “This well presented chalet style bungalow was most recently used as a holiday let and will most likely appeal to those wishing to add to their rental portfolio.

“Some may envisage re-development of the site due to its plot size, subject to all the necessary consents.”

The Nook is being auction in arrangement with Olivers Estate Agents.

In Penzance, a building with two commercial units has a freehold guide of £110,000 plus.

The investment property in Alverton Terrace is currently let at £12,950 per annum.

Katie said: “This two storey, end-terrace property is located on the fringes of Penzance town centre with an array of local shops and amenities close by, along with the sought after Penlee Gardens and promenade.

“It offers the buyer an immediate return on investment and is expected to appeal to a variety of investors, including those who wish to diversify their portfolio with commercial property.”

In Falmouth, a detached former office building has a freehold guide of £20,000 to £25,000.

It is on a good sized plot in a residential area in Tregullow Road.
