A Torquay bungalow in the same family for more than 60 years has sold at the Clive Emson March auction for £335,000.

With three bedrooms, Burcot, in Veille Lane, was among the lots in the second sale of 2023 by the regional land and property auctioneers Clive Emson. It was listed with a freehold guide price of £290,000.

Senior auction appraiser Audrey Smith said: “Strong bidding meant that this bungalow sold for a sum well in excess of its guide.

“The new owner has the opportunity to breathe fresh life into a much loved property which was in the same family for over 60 years.

“It would benefit from a programme of modernisation, and offers potential for extending either outwards or upwards, subject to all necessary consents.”

The property has front and rear gardens, a greenhouse, outside store, garage and driveway parking.

It was auctioned jointly with John Lake Estate Agents of Torquay.

Plymouth investment apartment in demand

A first floor investment apartment in Plymouth sold at auction for £55,000 leasehold.

The flat in Embankment Road was among the lots in the second sale of 2023 by the regional land and property auctioneers Clive Emson. 

It was auctioned with a tenant in situ, with the property let at £6,780 per annum.

Auction appraiser Tom Lowe said: “This well-presented apartment drew keen interest before selling at £5,000 above its guide.

“Properties of this calibre remain in demand from established investors as well as those seeking a good quality and straightforward property with which to start their portfolio.”

The property was auctioned jointly with Nova Homes of Plymouth.

Brixham property sells

A three-storey property in Brixham town centre with planning permission for conversion has been sold.

The building at 53-55 Fore Street was listed for sale in the in the second sale of 2022 by the regional land and property auctioneers Clive Emson. 

The property includes two flats sold on long leases and has planning permission to convert the rest of the building into two retail units and three flats.

It had a freehold guide price of £240,000 plus but was sold prior to auction when a bid was put forward from an keen interested party.

Senior auction appraiser Audrey Smith said: “There was considerable pre-auction interest in this substantial property.

“An offer was made prior to the auction, which was accepted. This occasionally happens when a buyer is keen to acquire a property before it comes to auction.

“The new owner may wish to build out the planning permission or may have an alternative scheme of their own in mind subject to the necessary consents.”

The property is currently set out with retail use and offices on its ground, first and second floors.

Under the planning consent, two new retail units would be created on the ground floor with two flats of one bedroom each and one flat with two bedrooms above.

Garages sell at auction

A row of six lock-up garages in north Devon soared past its freehold guide price at auction.

The unbroken terrace to rear of South Street, close to the town centre, in Torrington was listed with a guide of £45,000 to £50,000.

But it fetched £61,000 when the gavel fell in the second sale of 2023 by regional land and property auctioneers Clive Emson. 

Senior auction appraiser Dave Henwood said: “This well-located terrace of lock-up garages attracted keen interest at auction.

“Its location close to the town centre was a key factor in its appeal.

“These type of lock-up garages consistently draw strong demand at auction as lettings investment as well as for their development opportunities.”

The garages were auctioned jointly with Hartnell Taylor Cook of Bristol.

Bids flew in for a Tiverton house at auction before it eventually sold for £122,000 – well above its freehold guide price.

The end-terrace at 2 Higher Wellbrook Street was among the lots in the second auction of 2023 by the regional land and property auctioneers Clive Emson.

Senior auction appraiser David Henwood said: “This house drew competitive bidding which took its final sale price will over its freehold guide of £100,000 plus.

“The new owner may wish to implement a programme of improvement works and there is potential for extension of the property, subject to all necessary consents being obtained.”

The property was auctioned jointly with Berrys of Towcaster.

Properties in Devon fetched strong prices as interest surged at the latest sale by Clive Emson Auctioneers.

A range of different lots – including homes and lock-up garages – all sold for sums over their guide prices.

In the Torquay area, a bungalow (pictured) which had been in the same family for more than 60 years went for £335,000 – nearly £50,000 above its guide.
