Clive Emson Essex Property Auction Results
Four houses needing improvement in Essex have been sold at auction on 1st May.
They were among is among 168 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
A bidding war erupted over an extended end-terrace house needing improvement in Purfleet-on-Thames before it was sold.

Three-bedroom 51 Joslin Road offered jointly with Northwood, finally went under the gavel at £353,000.
Regional Director & Auctioneer Paul Bridgeman said: “This one really took off and sustained bidding took the sale price to £113,000 above the lower guide price.
“Our bidders could see the potential in the house, in need of improvement and repair but with a side and rear extension, including the creation of the integral garage.
“We anticipated strong interest – from builders keen for a quick start project, or owner-occupiers who could see a potential family home here once works have been carried out – and were proved correct.”
The property is situated at the end of a residential street in Purfleet which sits on the north bank of the Thames Estuary.
It is located within one mile of Purfleet railway station connecting to London (Fenchurch Street) and within one and a half miles of Junction 30 of the M25 and access to the A13. Lakeside Shopping Centre and retail park is approximately two and a half miles to the east.
A terraced house needing refurbishment in Southend was sold after a bidding war.
Three-bedroom 30 Walsingham Road went under the gavel at £271,000 freehold after sustained bidding.
Auction Appraiser Paul Wood said: “The bidding on this mid-terrace house really took off and soared to more than £70,000 above the guide price.
“Our bidders could see that although the house is now in need of improvement and refurbishment, it will make a good family home or could be let as an investment once works are carried out.
The property is close to a selection of well-regarded schools, shops, parks and much more. The nearby Prittlewell railway station provides direct access into central London, whilst ample bus links are available in the nearby Bournemouth Park Road.
A city centre house needing improvement in Colchester was sold at the auction after competitive bidding.
Terraced 1 Whitewell Road went under the gavel at £132,000 freehold.
Paul Bridgeman said: “Our bidders could see the potential in this house and our purchaser has acquired an excellent property.
“Although in need of modernisation and improvement, we considered that once work has been carried out it will make an excellent home for owner-occupation or for letting as an investment.”
The house is well placed for shopping, transportation links including bus station and Colchester Town railway station and recreational facilities.
A house needing improvement in Harwich went under the auctioneer’s gavel.
Mid-terrace 541 Main Road in Dovercourt was listed jointly with Harwich Village Homes and sold for £125,000 freehold with vacant possession.
Paul Bridgeman added: “I wasn’t surprised to see strong interest in this established and well-located property.
“Although it is in need of modernisation and improvement, the three-bedroom has potential to make an excellent family home or could be let to generate a good income.”
The property has some double glazed windows, gardens to both front and rear extending to 0.03 hectares (0.07 acres) and retains some character features such as fireplaces.”
It is well placed for access to local schools, the town centre, retail parks and transportation links, including buses and Dovercourt railway station connecting to London Liverpool Street. Dovercourt also has parks and recreational facilities including the seafront and beach.
