Houses, flats, offices and commercial properties across Essex sold at auction held by Clive Emson Land and Property Auctioneers this week.

They were among 177 lots in the latest auction, which ended on Thursday 6 February.

A commercial property at the heart of Witham town centre was sold as an investment after a bidding war.

Central Buildings at 39-41 Newland Street, offered jointly with Elwell Taylor, went under the auctioneer’s gavel at £324,000 freehold.

The property is arranged as ground floor shops with offices on the floors above and is currently fully let at £34,710 per annum.

Regional Director & Auctioneer Paul Bridgeman said: “This one really took off and strong pre-sale interest translated into competitive bidding, driving up the sale price to more than £80,000 above the lower freehold guide price.”

A Colchester house needing improvement but with extension potential was also sold. Three-bedroom 13 Meyrick Crescent was offered jointly with Sell House Fast Group and went for £242,000.

Paul added: “Our buyer recognised the potential in this detached house situated in a residential area to the south of Colchester city centre.

“We considered that the house, needing some improvement, may offer potential for side/rear extension, subject to all necessary consents being obtainable, and it will be of interest to see what happens.”

A city centre office building with residential conversion consent in Chelmsford was sold.

Prominently situated on a corner site, 46 Rainsford Road went under the gavel for £195,000 freehold.

There are three sets of grey framed double window on the ground floor, and two sets on the first and second floors. The second floor appears to have grey brick on the outside. “With planning permission in place for residential conversion and some building work having already taken place, it would not have proved attractive for all bidders.

“However, at Clive Emson Auctioneers we often come up trumps on such occasions and it was certainly the case here with our purchaser now looking forward to transforming the building.”

A one-bedroom flat needing modernisation in Harwich was sold at the auction – Flat 2 in Victoria Court on Second Avenue went under the gavel at £82,000 leasehold.

Paul added: “Our purchaser recognised the potential in this flat which is in need of some modernisation and improvement.

“We considered that once enhanced it will make an excellent home or could be let to generate a good income”

The ground floor flat is in a residential location, ideally situated for the town centre and Dovercourt's Blue Flag beach and handy for the railway stations which connect to London (Liverpool Street).
