Variety of Properties across Essex

A major mixed-use premises in Maldon, a Chelmsford house, a cottage and a house in Harwich and land in Manningtree all went under the auctioneer’s gavel last week.

They were among 187 lots listed across southern England in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Auctioneers, which ended on Thursday 26 March.

The mixed use premises with potential on the Quayside at Maldon, pictured below, was offered jointly with Fenn Wright and sold for £500,000 freehold after competitive bidding.

The versatile property is situated on the River Blackwater and is well placed for access to the town centre, shops, bars and restaurants, as well as recreational facilities and the Promenade Park.

It is currently arranged as a ground floor office with a flat above and a separate storage building. There is car parking along the Quayside and the site has its own slipway access to the river.

The site extends to approximately 0.08 hectares (0.21 acres).

Regional Director & Auctioneer Paul Bridgeman said: “Our bidders could see the potential here – that the land and buildings may offer potential for alternative uses or redevelopment subject to all necessary consents being obtainable.

“We will be interested to see what happens to this prominent site in an excellent location in Maldon.”

Three-bedroom 140 Baddow Road, an end-terrace house needing improvement in Chelmsford was offered jointly with Northwood and went under the gavel at £250,000. 

Paul added: “We had strong pre-sale interest in this established end-terrace house situated in a residential location and occupying a main road position on the edge of Chelmsford city centre.

“The property is in need of improvement throughout but does have a gas heating system via radiators, garden to rear and parking from an access road.

“We considered that it would make an excellent home for owner-occupation or good be let to generate a good income once works have been carried out – and our bidders agreed.”

An end-terrace cottage needing improvement near Harwich docks, three-bedroom 5 Angel Gate, was sold for £120,000 freehold. 

The end terrace cottage, built circa 1858, was constructed on the site of a former Government cement factory and the square of cottages were known as Angel Gate Cottages.

The buildings were originally used as a base for coastguards and, more recently and until 1972, were used as army married quarters before passing into council ownership and now providing residential accommodation.

Angel Gate is well placed for the pier, beach and other local attractions such as the Electric Palace, pubs and restaurants. Harwich also has a railway station connecting to London (Liverpool Street).

Paul said: “Although the cottage is in need of improvement, it does have a heating system via radiators and courtyard garden to rear.

“We considered that it would be ideal for owner-occupation or it could be let to generate a good income after works had been carried out – and our bidders concurred.”

Also in Harwich, a terraced house needing refurbishment in a cul-de-sac location which was listed with a freehold guide price of £90,000 to £95,000 with vacant possession, was sold prior to the auction. 

Three-bedroom 67 Ingestre Street, which was offered jointly with Harwich Village Homes, is handy for the town’s High Street, main amenities – including shops, restaurants and pubs – the beach and railway station.

In nearby Manningtree, a parcel of more than half an acre of land went under the gavel at £37,000 after competitive bidding.

The freehold land on the south side of the Walls and directly opposite the River Stour attracted 18  bids in total which pushed the sale price past the guide.

Gabrielle said: “We had considered that the land may offer potential for alternative uses, subject to all necessary consents being obtainable, and our bidders agreed.”

Manningtree is known for its history and scenic riverside views of the River Stour. It also offers scenic walks and nature reserves.

The site extends to 0.25 hectares (0.62 acres).
