Clive Emson Auctioneers unveils 228 lots in September auction

Clive Emson Auctioneers has unveiled 228 land and property lots for its September online auction, with opportunities ranging from beach houses and holiday chalets to investment properties, development land and former places of worship. The auction covers locations across southern England, from Kent to Cornwall, with bidding live from 22 September and the sale concluding from 11am on 24 September.

“Our 268th catalogue lists the highest number of lots since before the pandemic,” said James Emson, Managing Director.

“The volume of instructions in our September auction stands enduring testament to the professional and transparent service we provide for sellers and buyers, come economic rain or shine.”

“Having no chain to delay or thwart sales remains a strong appeal to investors and occupier-owners.

He added: “Our latest auction follows July’s 170 lots, with £24m raised for clients and a 75% success rate.”

For those of us looking for a slice of beach life, two lots may be of particular interest.

A three-bedroom beach house at the fishing village of Porthallow, St Keverne, Helston, Cornwall, is guided £165,000-plus (lot 203), with a holiday-let gross income of £18,000 to £23,000 pa over the last few years.

For foot-weary hikers on the 630-mile South West Coast Path, the cove is the half-way mark between Poole, Dorset, and Minehead, Somerset.

In need of repair, a two-bedroom detached cedarwood holiday chalet at East Beach, Branscombe, Seaton, Devon, is guided at £50,000 - £60,000 (lot 110). 

Three former places of worship await new life.

Arranged as a dance studio and events venue, Bell House Studio at St Marys Close, Alton, Hampshire, is £350,000-plus 

At £295,000-plus, with planning for residential conversion, a former Methodist chapel at Partway Lane, Hazelbury Bryan, Sturminster Newton, Dorset (lot 170).

Guided at £100,000-plus is Temple Ewell Baptist Church, High Street, Temple Ewell, Dover (lot 98).

One of the highlights of development land is that of the former Upper Bell Inn, Chatham Road, Chatham, Kent, with a guide price of £1.2m-plus and planning for seven houses (lot 91). Works have already begun on the site at Blue Bell Hill. picture attached

With planning for 50,000-plus sq ft of commercial space, land to the north of The Old Brickworks, Plumpton Green, Lewes, East Sussex, has a guide price of £1.25m - £1.35m (lot 43).

Various income-generating properties are also listed, including a purpose-built development in Kent of 23 flats in two blocks (lot 25).    picture attached

Currently let at £279,000 pa, with two vacant flats, the guide price for Wrotham Court, Wrotham Road, Gravesend, is £3,875,000 - £3,975,000.

All the flats, excluding vacant flats 2 and 21, are currently let under the terms of an assured periodic tenancy; the previous total rent was £304,200 pa.

Based on the current £69,120 pa rental income and higher end of the guide price, an HMO with eight bedrooms has a gross rental yield of nearly 14% - the property at 10 Cornfield Terrace, Eastbourne, East Sussex, is guided at £480,000 - £500,000 (lot 166).

A mix residential and commercial property investment has a guide price of £900,000 - £925,000 (lot 47), with a rental income of £97,380 pa, and comprises Flat 1-8 Centre Point and units 8-10 The Centre, High Street, Halstead, Essex.

Comprising 47 lock-up garages, land west of Wye Road, Gravesend, Kent, is guided at £425,000-plus (lot 76) and is let at £12,699 pa, with an estimated rental of £36,660 pa.

With good access to the A249 leading to the M2 and M20, a 0.54-acre bowling green and club building in a mainly residential area is guided £90,000-plus and is at Ridham Avenue, Kemsley, Sittingbourne, Kent (lot 100). 

On the instructions of Railway Paths, just under five acres of obsolete railway land, over half a mile long and between London Road and Grosvenor Road, East Grinstead, West Sussex, is guided at £3,500 - £3,750 (lot 37). 

Known as the ‘St Margaret’s Loop’, the former railway line once provided at London-facing connection between two railway lines crossing at East Grinstead; it was built in 1882 and remained in use until closure 59 years ago in 1967.

This time on the instructions of East Grinstead Town Council, 1.15 acres of a former railway track north east of London Road, East Grinstead, has the same guide price (lot 38) and is a natural cutting between areas of business and residential use.

On the Isle of Wight, a former care home with 22 bedrooms, called The Croft, at Hooke Hill, Freshwater, is guided at £500,000 - £540,000 (lot 172).

The Croft has been closed as a care home for some years due to retirement with the current owner continuing to live in the owner's accommodation within the building. It is considered that the property offers scope and potential for a number of future uses, subject to all necessary consents being obtainable. Alternatively, site redevelopment may be a further option that prospective purchases may wish to consider, subject to all the necessary consents being obtainable.
