Win for villa!
A detached villa converted into office accommodation in Liskeard was in strong demand when it went under the hammer at auction.
Graylands in Dean Street, was among 187 lots listed in the latest auction by Clive Emson Auctioneers, which is one of the top five property auctioneers in the UK.
Close to the town centre, it has a total of 14 offices across two floors, store rooms, WCs, a kitchen, two garages and a car park for about 12 vehicles.
It was listed with a freehold guide price of £225,000 to £250,000 but fetched £316,000 when the gavel fell after keen bidding.
Auction Appraiser James Lofthouse said: “This detached villa was converted to provide office accommodation and has been vacant for many years.
“Bidders clearly saw the potential for the property, with keen interest translating into a final sale price significantly above its guide.
“The new owner now has various options, including some form of potential re-development, subject to all the necessary consents.”
Also in Liskeard, a house in Varley Lane sold for £76,000 leasehold.
The mid-terrace has two bedrooms and is close to the town centre. It was sold with the remainder of a 1,000 year lease from December 1852. It was listed with a guide of £60,000 to £70,000.
Menheniot Railway Sidings Compound sold for more than £100,000 above its freehold guide.
Listed at £25,000 plus, it eventually went for £130,000 when the auctioneer’s gavel fell after 89 separate bids.
The area of hardstanding in Menheniot extends to about 0.21 hectares (0.51 acres). Cornwall Council instructed the sale of the land.
Porcelain House at Tower Park in Fowey – with a freehold guide of £50,000 to £70,000 – sold for £79,000
The detached property was formerly used as offices and has space for four vehicles.
James said: “This property was among those to sell in excess of their guide at our latest auction.
“Its location on the edge of the Tower Park car park, which serves Readymoney beach, at Fowey, proved popular with bidders.”

Lots of bids in store
A former grit store near St Ives went for treble its freehold guide price when it fetched £57,500 at auction.
Located between Lelant and St Ives. the site of the former Penderleath Common Grit Store in Balnoon had a guide of £15,000 plus.
Senior Auction Appraiser Katie Semmens said: “There was a great deal of interest in this well-located parcel of land.
“The new owner may have a number of uses in mind, subject to the necessary consents.”
Cornwall Council instructed the sale of the former grit store.

Helston property snapped up
A Helston town centre shop with planning permission for first floor residential conversion has sold prior to auction.
The property in Meneage Street was listed with a freehold guide price of £85,000 plus in the October auction by Clive Emson Auctioneers.
But the new owner made an offer, which was accepted by the vendor.
Senior Auction Appraiser Katie Semmens said: “This well-located development property drew keen interest from an interested party.
“They made an offer prior to the auction, which was accepted by the vendor. They now have the option of following planning permission for conversion of the first flour in four flats or may have other schemes in mind subject to the necessary consents.”

New life for bar
A bar in the heart of Newquay that was due to go under the hammer has been sold prior to auction.
The Wax Activity Bar in Central Square was listed with a freehold guide price of £145,000 plus in the October auction.
But it was sold prior to the sale when an offer was accepted by the vendor.
A former bank building, it is arranged over two floors with a main bar area upstairs and a small outside space.
Auction appraiser Steve Appleby said: “There was keen interest is this prominently positioned property in the heart of Newquay.
“An offer made before the auction was accepted by the vendor. These type of sales prior to auction happen occasionally when an interested party is keen to acquire land or property before they go under the gavel.”
Clive Emson Auctioneers’ last online auction of this year, the eighth, ends on 11 December, with bidding live from 9 December. Lot entries close on 17 November and the catalogue is online from 20 November.
