Busy shopping courtyard and rare homes in historical Matlock
A rare chance to buy a courtyard of popular shops in the historical Peak District town of Matlock is coming up at SDL Auctions Graham Penny’s auction in Derby this month.
The imposing, stone-built premises occupy a prominent corner position in at Bridge View, 2 Dale Road and will appear at the auction at Pride Park Stadium on Wednesday 26 July with a guide price of £500,000+.
The lot of seven shops and offices currently produce income of £51,594 a year and include a café, antiques shop, hairdressers, book shop, estate agents, tattoo shop and glass company.
Robert Stone, senior valuer at SDL Auctions Graham Penny, said: “Bridge View is one of Matlock’s most prominent and noticeable premises which makes this lot an excellent high street freehold investment opportunity.
“To have seven shops and offices currently fully let as part of the sale in such a popular and picturesque town like Matlock will really create a stir in the market, and we are expecting many bidders.”
Mr Stone said there was further potential to convert part of the premises into apartments, subject to planning permission.
He added: “Properties of this calibre with such potential rarely come to the market and we strongly recommend an early viewing. I’d also highly recommend anyone else with properties to sell in Derbyshire to get in touch, as I think it’s going to be a really busy auction.”
Also appearing at the Derby auction is a delightful, two-to-three bedroomed former quarry worker’s cottage at 2 Godfrey Hole, in the small hamlet of Hopton, near to the market town of Wirksworth, which is south of Matlock Bath.
This terraced property requires a full renovation and so has a guide price of £120,000+, but it comes with a surprise potential for extra development.
According to the seller, the remains and footings of number 1 Godfrey Hole lie next to the property, and these could be rebuilt as a single dwelling or holiday let cottage, subject to planning permission.
Mr Stone said: “This is a rare and exciting opportunity to buy a character cottage literally on the doorstep of Carsington reservoir.”
“The property enjoys a beautiful rural location and is set well back from the road, approached via a shared driveway. It enjoys a large corner plot position and is well screened by a range of mature trees and useful outbuildings.”
Another Matlock property featuring at the auction is a detached, three-bedroomed house with a large balcony area at 142 Dale Road.
This was previously used as a shop and so a full renovation will be needed, resulting in a guide price of £84,000+.
