Riverside land goes at auction

Land and a riverbank near a residential area in Newport was in demand when it sold for £6,500 at auction.

The parcel of land on the Ebbw River was among the lots in the third sale of 2023 by the regional land and property auctioneers Clive Emson. 

Keen interest took its sale price well above its freehold guide of £3,000 to £5,000.

The site includes a riverbank and runs parallel to nearby St Brides Gardens over a total area of 0.47 hectares (1.18 acres).

Auctioneer Paul Bridgeman said: “There was strong interest in this land at auction.

“Its location close to a residential area and inclusion of the riverbank may have helped it attract bids. The new owner now has a variety of options, subject to the necessary consents.”

Weston house in demand

A four-storey property in Weston-super-Mare has sold for £50,000 above the lower end of its freehold guide price at auction.

The end-terrace at 45 Lower Church Road fetched £252,000 when the hammer fell – well above its guide of £200,000 to £220,000.

Informally arranged as three flats with front, side and rear gardens, it was among the lots in the third auction of 2023 by the regional land and property auctioneers Clive Emson. 

Auction appraiser Tom Lowe said: “There was keen interest in this freehold asset.

“It makes up part of the town’s attractive stone fronted Oriel Terrace and offers the new owner potential for a variety of uses.

“This could include a large single house, a house of multiple occupancy or a formal configuration into flats, all subject to the necessary consents.”

The property was auctioned in arrangement with Ashley Leahy of Weston-super-Mare.
