A former school on a one-acre site in Dartford, Kent, has been sold at auction by Clive Emson Auctioneers for nearly £1.3 million in a bidding war at the May sale.
Attracting 217 bids, the High Road located Rosemary Centre (lot 5) fetched more than double the guide price of £500,000 in the firm’s May auction.
James Emson, Managing Director, said: “There was incredible interest from bidders, attracted by the residential development potential, with the final bid at £1,274,000.
“My colleagues and I look forward to our June auction, which will be the 250th auction since the independent auctioneering facility was established by my father Clive Emson in Kent in 1989.”
A total of 149 lots were listed across southern England by the regional land and property auctioneers in the May auction, raising more than £19m for sellers.
Also going under the hammer was a barn at Eynsford, near Dartford, with planning permission for conversion into two residences and fetching £779,000 (lot 21).
A substantial detached house at 27 Blackheath, near Colchester city centre, Essex, went for £325,500, which was £50,000 above guide price (lot 96).
Twenty-four residential garages in Epsom, Surrey, along with an access driveway, sold for £222,000 (lot 111), while 13 residential garages in Andover, Hampshire, were acquired for £78,000.
In Epsom, three adjoining homes needing refurbishment, with the 24 garages behind, sold separately for £328,000, £311,000 and £311,000 (lots 14, 52 and 80 respectively).
Rectory Mansion, arranged as business and retail units in Brading, Isle of Wight, fetched £185,000; currently let at £27,126 per annum, the gross yield is 14.6% (lot 45). [Pic attached]
