A charming, thatched cottage needing modernisation in a village setting north of Chelmsford has sold at auction for £395,000.

Cromwell House in Willows Green, Great Leighs, was among 149 lots in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

It was offered jointly with Fenn Wright.

Regional Director & Auctioneer Paul Bridgeman said: “This charming, characterful thatched cottage is set in its own grounds in excess of two-thirds of an acre.

“The cottage (pictured) is set back from the main road, has a driveway leading to a double garage and boasts many characterful features, exposed beams and versatile accommodation over two levels.

It is located in the desirable village of Willows Green and is approximately 10 miles from Chelmsford city centre. Local amenities are also available in Great Leighs and there is a supermarket in Notley Garden Village.

Willows Green is set back from the A131 leading to Chelmsford, Braintree and the A120 with railway stations available in Chelmsford and Braintree, both of which connect to London (Liverpool Street).

A house in a popular residential area of Romford has sold at the Clive Emson auction for £310,000.

Three-bedroom 1 Stapleford Gardens in Collier Row was offered jointly with M&P Estates, listed with a freehold guide price £300,000-plus and vacant possession at the firm’s auction.

Senior Auction Appraiser Russell Hawkes said: “Occupying a corner position is this end-terrace house, situated just off Lodge Lane within close proximity to local bus routes, local schools, Collier Row shops and Hainault Forest.

“It was considered that the property would suit investors or owner-occupiers and may even offer potential to extend the current accommodation, subject to all necessary consents being obtainable.”

Also in Romford, a mid-terrace period house needing improvement was offered on the instructions of the executor, jointly with Hilbery Chaplin, with a freehold guide price of £225,000-plus and vacant possession – in the event it sold for £278,000.

Two-bedroom 100 Albert Road is a period property conveniently positioned for Romford town centre, giving access to numerous shopping facilities, bars, restaurants and leisure facilities.

This yard is located to the rear of residential properties in a turning which runs between Albert Road and George Street in close proximity to Romford town centre with all its shopping and leisure facilities.

Russell added: “It is considered the yard could have potential for a variety of uses, subject to all necessary planning consents being obtainable.”

A terraced house needing complete refurbishment and improvement in Harlow has sold at auction for £172,8000.

Three-bedroom 223 Berecroft was offered on the instructions of the executor, it was listed with a freehold guide price of £135,000-plus and vacant possession.

Senior Auction Appraiser Russell Hawkes said: “Located on an established residential estate in the Stewards area on the outskirts of Harlow, is this three-bedroom terraced house.

“Although in a shell-like condition and requiring a full programme of refurbishment and renovation, there is a gas heating system and, once the property has been improved, it may be suitable for investment, owner occupation or resale.

“The successful bidder went some way over the guide, which illustrates the level of intertest.”

Harlow town centre is situated within two miles walking distance to the north and there are public transport services in close proximity.
