Auction Round Up - Essex properties and land sold yesterday

An HMO, characterful gatehouse, detached buildings with potential, land with residential planning permission and a semi-detached house were among Essex lots sold at auction this week.

They were among is among 145 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers which ended on Thursday 20 March.

A bidding war erupted before a vacant end-terrace house of multiple occupation (HMO) needing improvement in Romford was sold. 

End-terrace 73 Brentwood Road finally went under the auctioneer’s gavel for £679,000.

The images shows a large cream coloured treble fronted semi detached house for auction this week. There are two floors, with three brown frames windows on the first floor, and two on the ground floor, with a brown wooden door on the left. The property sits behind a large paved driveway. Auction Appraiser Paul Wood said: “This one really took off and strong pre-sale interest led to sustained bidding.

“We have ended up with a great result for the vendor, who achieved a sale price more that £150,000 above the freehold guide, and for our purchaser who has acquired a building with huge potential.

“This end-terrace house with accommodation arranged over two floors was previously utilised as a House of Multiple Occupation (HMO)

“We considered it ideal for continued use once improvements have been made or it could be converted back to a single house, subject to planning.

The property was offered jointly with Hilbery Chaplin.

A former gatehouse needing improvement in Brentwood was also sold.

Hunters Lodge (known as Octagon Lodge) in The Avenue had been listed with a freehold guide price of £390,000 and vacant possession.

However, the characterful former gatehouse surrounded by extensive grounds, was sold prior to the auction taking place for an undisclosed sum.

Regional Director & Auctioneer Paul Bridgeman said: “Our purchaser took opportunity to acquire this interestingly shaped family home building in advance of the sale.

“The property sits on a site extending to 0.09 hectares (0.22 acres) in a rural, non-estate location on the edge of the town centre and close to the 500-acre Thorndon Country Park.

“Although it does require some improvement and modernisation according to taste, it is an excellent property and we will be keen to see what happens to it.”

Verdon in Inglefield Road, Fobbing, was listed with a freehold guide price of £300,000-plus at the firm’s auction which ended on Thursday 20 March before being sold for an undisclosed sum.

The lot comprised a detached dwelling with a further detached building on a corner plot within the village. The detached dwelling includes an open plan kitchen/living area, three rooms, bathroom and unfinished shower room.

Paul Wood said: “We considered that the plot offered excellent potential for improvement, subject to all the necessary planning consents being obtainable – and our purchaser agreed.”

The location has a semi-rural feeling while being just a short drive from the amenities of Corringham, Stanford-le-Hope, and Basildon. Major transport links, including the A13, A127, and M25, are all within easy reach.

A semi-detached house needing improvement in a village setting Harwich, three-bedroom 34 Lodge Road in Little Oakley was sold for £187,000 with vacant possession. 

It was offered jointly with Harwich Village Homes

Paul Bridgeman said: “The property, in need of modernisation and improvement, proved particularly popular and generated competitive bidding.

“Our bidders could see that once works have been carried out, this property will make an excellent family home or could be let to provide a good income.”

Planning consent, subject to conditions, was granted last April for a detached house on land adjoining 15 Greens Farm Lane.

Auction Appraiser Paul Wood said: “Strong pre-sale interest in this site from builders and developers, as well as from potential owner-occupiers seeking to build their own property, translated into competitive bidding.”
