Auction round up across Essex
An extended, semi-detached house needing repair Hornchurch at 216 Southend Arterial Road was among 149 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
It was sold for £350,000 freehold after competitive bidding at the firm’s auction which ended on Wednesday 11 December.
Paul Wood, auction appraiser, said: “Our bidders could see the potential in this property, which does require some improvement and repair.
“Once works have been carried out the house will make an excellent family home or could be let to provide a good income.
“It has a ground floor extension, off-road parking and a back garden as well as being close to major road links, rail links and schools.”

The land at the back of 185 Hainault Road, finally went under the gavel at £91,750 after sustained bidding.
It has been freehold guided £3,000 to £5,000 for the auction.
Paul said: “This one really took off with strong pre-sale interest being translated into competitive bidding.
“It has ended up with a great result for both the vendor, who has achieved an excellent price, and the purchaser, who has acquired a plot of land which might offer potential future uses, as long as all necessary consents are obtainable.
“With the new government seemingly intent of relaxing planning laws to ensure more housing is built, now may be the perfect time to come to market if you own such land.”
The overgrown parcel of freehold land, situated in a residential area just north of the A12 (Eastern Avenue West), extends to 0.11 hectares (0.27 acres).

A plot of land in Witham was sold at auction as an investment. The land, situated to the rear of 9-13 Newland Street, went under the gavel at £66,000 freehold.
The site, extending to 0.041 hectares (0.1 acres), is let under the terms of a commercial lease for 50 years from 2019 at a current rental of £5,000 per annum.

“Although let on a long-term lease, we considered the land might offer long-term alternative uses, as long as all necessary consents are obtainable.”

A detached building in Jaywick, the coastal village near Clacton, went under the auctioneer’s gavel.
Land on the west side of Sunbeam Avenue, (known as Number 41) was sold for £30,000 on the instructions of executors.
Paul said: “Jaywick lots often do well at Clive Emson auctions because where else would you get a coastal property for the price?”

A characterful cottage in a village setting near Saffron Walden has been sold by Clive Emson Auctioneers.
The property at 20 Walden Road in Littlebury was among 149 lots offered in the firm’s latest auction which ended on Wednesday 11 December.
Listed with a with a freehold guide price of £200,000 to £240,000, the cottage was sold prior to the auction.

A mid-terrace house needing improvement near Colchester city centre was sold.
The property at 19 St Julian Grove was listed with a freehold guide price of £155,000 to 165,000 with vacant possession and sold after the auction.
