AUCTION ROUND-UP - 176 lots listed with Clive Emson

For auction next month, a four-storey house on the estuary waterfront in the historic harbour of Fowey in South Cornwall is among the highlights on offer in February by Clive Emson Auctioneers.

There are 176 listed lots by Clive Emson Auctioneers across southern England, in the firm’s first auction of eight this year, which concludes on 6th February, with bidding live 48 hours beforehand.

James Emson, Managing Director, said: “We’re off to a flying start to the new year, with a diverse range of properties likely to capture the eyes and interest of prospective bidders, including the waterfront house in Fowey, the name of which rhymes with joy.”

He added: “The drop in stamp duty thresholds from 1st April, ending temporary relief since September 2022, will be focusing minds because more property purchase tax will have to be paid above certain price levels from that date.”

Also going under the hammer is a modern block of 12 two-bedroom flats for investment in the seaside town of Margate, Kent, with a guide price of £1.6m - £1.7m (lot 116).

Receivers instructed the auctioneers to sell the property, which is let at £116,700 per annum, with one flat vacant.

“You’re looking at a gross rental yield of nearly 7.3%, based on the lower end of the guide price and current rental income, and we anticipate keen interest from long-term property investors,” James said.

In Chatham, Kent, a pair of adjacent sites is guided at £1m - £1.2m, with planning permission for 32 apartments and lapsed consent for a 32-bedroom care home (lot 70).

An Art Deco-style former 26-bedroom care home, called Woodtown House and set in 3.5 acres of landscaped gardens and woodlands near Bideford, North Devon, has a guide price of £695,000-plus (lot 11).

James said: “This versatile property offers numerous possibilities including a multi-generational family home, holiday apartments, guest house or continued use as a care establishment, subject to all necessary consents being obtainable.”

Five studio flats in Brighton, East Sussex, let at nearly £47,000 pa, have a guide price of £430,000 - £450,000, a gross rental yield of nearly 11% at the lower end of the guide (lot 127).

In the port city of Southampton, and guided at £380,000 - £400,000, is a former 10-bedroom hotel, called The Freemantle Hotel (lot 35), with “scope and potential for development, subject to all necessary consents”.

A traditional sandstone shop unit in the retail heart of Ayr, Scotland, is guided at £50,000-plus (lot 68); the double-fronted High Street premises is opposite the Marks & Spencer’s store.
