For auction next month, a four-storey house on the estuary waterfront in the historic harbour of Fowey in South Cornwall is among the highlights on offer in February by Clive Emson Auctioneers.

There are 176 listed lots by Clive Emson Auctioneers across southern England, in the firm’s first auction of eight this year, which concludes on 6th February, with bidding live 48 hours beforehand.
James Emson, Managing Director, said: “We’re off to a flying start to the new year, with a diverse range of properties likely to capture the eyes and interest of prospective bidders, including the waterfront house in Fowey, the name of which rhymes with joy.”
He added: “The drop in stamp duty thresholds from 1st April, ending temporary relief since September 2022, will be focusing minds because more property purchase tax will have to be paid above certain price levels from that date.”
Also going under the hammer is a modern block of 12 two-bedroom flats for investment in the seaside town of Margate, Kent, with a guide price of £1.6m - £1.7m (lot 116).
Receivers instructed the auctioneers to sell the property, which is let at £116,700 per annum, with one flat vacant.
“You’re looking at a gross rental yield of nearly 7.3%, based on the lower end of the guide price and current rental income, and we anticipate keen interest from long-term property investors,” James said.
