Auction Property Friday Favourites
First one I have for you today is a fab house with attached barn in West Yorkshire.
It drew me in with that quirky appearance, and while not currently having any planning granted, it definitely has development potential stc. Currently arranged as a 3 bedroom cottage with lofty barn and mistal attached, this one would be an incredible detached home stpp if the house was expanded across the barn/mistal as well. That barn door is really eye catching in both scale and appearance, and is a great feature of this big stone building.
Now, this house is needing some TLC to make the best of the property, but given the panoramic views it will be well worth the effort needed, and whether or not you choose to seek permission for expanding the house further, there is a good amount of land to make the most of as well, that is split into formal gardens and two paddocks. It's probably one mainly suited best for those investors/developers that can either turn it over quickly for profit, or that will look to seek planning permission to expand into the barn to make a much larger property.
But that said, there will be a few owner occupiers out there that want to really make their stamp on a property, and as a project this one is a very interesting property in wonderful surroundings, with plenty potential as both fixer upper, or larger scale redevelopment project.
Now, let's take a look at a very pretty 3 bedroom semi-detached character cottage. This time in Devon, this property is situated in 1.5 acres of grounds and woodland and it is a very rare occurrence for a property in this fabulous valley location to appear on the open market. So let's take a closer look at this rare and wonderful home :-)
Good sized from the outside, this property still manages to surprise by being more spacious inside than looks possible. There are loads of features packed in there throughout, and as you all know, I love to spot exposed beams, wood burning stoves, attractive fireplaces, and attractive wooden or tiled flooring. Well, I'm very much loving this one, since it has all of them at every turn! There is even exposed stonework, and places where doors have been left out to increase the feeling of space and flow of light through the property.
In fact, I'm really not seeing any negatives at all. The grounds are good sized and more or less a blank canvas, but that only makes it all feel even bigger, and if it's not your thing then you can let the imagination run wild and begin planning your dream garden.
There is a large barn on the grounds that benefits from full length loft space, and is ideal for re-purposing to suit hobbies, interests, and any other activity/use you can think of(stc). It's an attractive cottage that is spacious inside and out, it's got garden space and that fab big barn that could be used in a multitude of ways. Perfect for owner occupiers that want a home they can move right into, but still want ways they can make the place their own :-)
So that's a couple from me, to whet your appetite! Our auction database is increasing by the day as new catalogues for September are being released. Next week looks busy too!
