Auction Property Double deal in Dawlish

Two adjacent commercial properties in Dawlish town centre were snapped up by investors at auction. (THURS FEB 6)

The premises in The Strand were available separately in the first sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

The first, at 18 The Strand, with a ground floor unit and first floor storage space, went for a leasehold price of £110,000.

It is currently let to a tenant – a café -  at £14,000 per annum. The property was sold with the remainder of a 999-year lease from January 2006.

The second, at 20 The Strand, had a leasehold guide of £80,000 but sold prior to auction.

Currently let to a tenant – a shop -  at £10,500 per annum, the property was sold with the remainder of a 999-year lease from 2008.

Senior Auction Appraiser Audrey Smith said: “There was keen interest in both of these properties.

“One sold in the mid-range of its guide and the other sold prior to auction. Occasionally this can happen when an interested party wishes to purchase a lot before it comes to auction and the sellers is comfortable with the offer.”

Both were auctioned in arrangement with Stratton Creber Commercial Property Consultants.

Big bids for Brixham

Strong bidding took the auction sale price to £268,000 for a partially-finished house in Brixham. (THURS FEB 6)

The four-bedroom detached house in Penpethy Road, was among 177 lots in the first sale of 2025 being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.

Auction Appraiser James Lofthouse said: “This property sold well in excess of its guide of £200,000 plus.

“It has been extended but is not fully finished, making a part-complete project. Clearly, bidders recognised the potential for the property whether to continue the build or for an alternative scheme subject to all the necessary consents.”

It was auctioned in arrangement with Absolute Sales and Lettings.
