Council land sells at auction
Land in Redruth has sold at auction for well in excess of its freehold guide price. (WED DEC 11)
The square-shaped parcel at the end of Merritts Way in Pool was among 149 lots in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
It fetched £12,750, well above its freehold guide of £1,500 plus.
Cornwall Council instructed the sale of the land, measuring about 0.04 hectares (0.09 acres).
Auctioneer David Henwood said: “This site drew keen interest before selling at a sum well in excess of its guide.
“It was one of a number of lots placed at auction by Cornwall Council, which has realised a strong return from this asset against its guide.”

Land snapped up
Land in a village near Liskeard has sold at auction for £42,500. (WED DEC 11)
The parcel, west of Rowe Court in Dobwalls was among 149 lots listed in the latest auction being held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Measuring 0.07 hectares (0.18 acres), it fetched a freehold price well in excess of its guide of £25,000 plus.
Cornwall Council instructed the sale of the land. Pre-application planning advice has been provided by the council for the site for two houses each with four bedrooms and parking provision.
Auctioneer David Henwood said: “Bidders identified the potential in this site located within an established residential area.
“The new owner may wish to consider a number of future options, subject to all of the necessary consents.”

Off-licence sells at auction
A shop in Penzance sold for £50,000 above its free guide price when the hammer came down at £145,000 at auction. (WED DEC 11)
Rosevean Off-Licence came to the property market for the first time in nearly 20 years in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Located in Rosevean Road, it has commercial premises on the ground floor with owner’s accommodation on the two upper floors.
Auctioneer David Henwood said: “This prominent end-terrace property came to market for the first time in nearly 20 years due to the owner relocating.
“There was keen demand for the property at auction and the new owner now has an opportunity to breathe fresh life into the premises.
“This may be through continued use in its current form but the property also offers potential for conversion into a single residential dwelling or two flats, subject to all the necessary consents.”
The property was auctioned jointly with Miller Commercial of Truro.

Land taken at auction
Land next to a road on an industrial estate in Penryn went for nearly three times its freehold guide at auction. (WED DEC 11)
The two adjoining parcels were among 149 lots in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
They were listed at £10,000 but eventually went for £28,750 when the auctioneer’s gavel fell. Cornwall Council instructed the sale.
Located on the Kernick Industrial Estate, the principal site is partly occupied by a telecommunications mast and electrical substation, which were not included in the sale while the other site is predominately woodland.
There is a rental return of £1,500 per annum from a partial lease of a section of the land for the mast.
Auctioneer David Henwood said: “There was considerable interest in this land.
“The new owner has acquired a site with an immediate return on investment with partial lease for the telecommunications mast.
“They may have a number of different uses in mind for the site, subject to all of the necessary consents.”

Axminster property sells
A mixed-use property in Axminster town centre is under new ownership after selling following an auction. (WED DEC 11)
Clare House in Lyme Street was among 149 lots in the in the latest sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
It was listed with a freehold guide of £20,000 plus and sold immediately after the auction.
The three-storey property has a vacant retail unit on the ground floor with four flats on the upper two floors and rear tenement sold away on long leases.
Most recently used as a hairdressers’, the ground floor premises include a salon, treatment room and WC.
Senior Auction Appraiser Audrey Smith said: “This property offers the new owner a number of options in a prime location in Axminster town centre.
“This could include residential conversion of ground floor subject to all the necessary consents.
“Although it didn’t sell during the auction, an offer was made immediately afterwards which was considered acceptable.”
The property was auctioned in arrangement with Vicary & Co.

A four-storey mixed-use property in Burnham-on-Sea sold at the top of its freehold guide when it went for £180,000. (WED DEC 11)
It was among 149 lots in the in the December sale by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers.
Located in Regent Street, the property has a vacant retail unit on its ground floor which has previously been used as a pharmacy and hairdresser’s.
A first floor flat with two bedrooms is also vacant, while a maisonette on the third and fourth floors is let at £780.50 per calendar month, or £9,366 per annum.
Auctioneer David Henwood said: “The new owner has acquired a well located property within a stone's throw of the sea front and close to the town centre.”
“It requires a programme of improvement works and they may wish to consider residential conversion of the ground floor commercial unit, subject to all the necessary consents.”
