A substantial mixed-use building with a guide price of £700,000-plus is among 177 lots listed across southern England in the first auction of the year by Clive Emson Auctioneers.
The freehold property, pictured, at 10, 14 & 14A Tower Road West, St Leonards-on-Sea, near Hastings in East Sussex, comprises a commercial unit arranged over four floors, a three-bedroom maisonette, a one-bedroom lower ground floor flat, a warehouse unit arranged over two floors and a row of six terraced garages (lot 37).
“We anticipate keen interest – there are a lot of bricks and mortar here for the price,” said James Emson, Managing Director of the firm, which enters its 37th year.
He added: “Speaking generally, during the last few months of last year, the property market on the whole suffered from indecision due to leaks regarding potential changes surrounding the Budget, especially in respect of changes to tax and stamp duty, to name just a couple.
“In reality, there were minimal increases in the property market, which showed a surge of interest after the Budget was finally delivered.
“As we enter 2026, this has culminated in a fantastic array of 177 lots being gathered over the past few weeks.
“There are truly great opportunities for all budgets, whether you are looking for investment, occupation, development or a chance to own some woodland.”
